Single-family prices continued to rise, condos saw more inventory and longer marketing times, and multifamily sales slowed considerably.

In Q2 2026, Chelsea’s housing market showed a mixed picture across property types. Single-family homes remained relatively steady, with flat sales and modest price growth, while condos softened as inventory increased and buyers gained more leverage. The multifamily segment saw the sharpest slowdown, with significantly fewer sales, lower prices, and weaker pending activity. Overall, Chelsea is moving toward a more buyer-sensitive market where pricing and property type are playing a larger role in performance.

Chelsea’s condo market softened in the first half of 2026, with sales down about 8% and inventory up sharply. Prices edged higher, but slower absorption, longer market times, and more price changes show buyers have gained leverage.

Chelsea Single-Family Homes: Prices Up, Sales Steady
Chelsea’s single-family market stayed relatively steady during the first half of 2026.
There were 10 closed single-family sales, exactly the same as the first half of 2025. The average sale price increased from $646,800 to $677,640, a gain of 4.77%. Homes also moved faster, with average days on market dropping from 31 to 25 and average days to an offer falling from 24 to just 16 days.
There is another number I think sellers should pay attention to. Homes sold for an average of 99.76% of their final list price, compared with 101.50% last year. Against the original asking price, the ratio fell from 101.08% to 97.19%.
That tells us buyers are still buying, and good properties can move quickly, but they are not automatically paying whatever a seller asks.
At the end of June there were only three single-family homes for sale in Chelsea, so supply remains limited. With such a small number of transactions, however, I would be careful about reading too much into any one statistic.
My read: If you have a single-family home in Chelsea, this is still a good market to sell into. But the strategy should be to price it where buyers see value rather than testing the market with an aggressive number.
Chelsea Condos: Buyers Have More Choices
The condo market is where the change becomes more noticeable.
There were 49 condo sales through June, down from 53 during the same period last year. Despite the decline in volume, the average sale price actually increased 2.08%, from $459,481 to $469,057. Price per square foot also increased slightly to about $453.
The bigger issue is inventory.
There were 38 condos available at the end of June, compared with 27 a year earlier. That is a 41% increase. Months of inventory climbed from 2.89 to 4.80 months.
The charts on page 5 also make the change easy to see: more condos are being listed, while fewer are selling or going pending compared with the trailing 12-month period a year earlier.
Average days on market increased from 49 to 61 days, and price changes increased as well.
My read: Chelsea condos are not in a bad market, but sellers have more competition. Buyers can compare units, condition, condo fees and pricing before making a decision. If you are selling a condo, getting the price right from the beginning matters more today than it did when inventory was tighter.
Chelsea Multifamily Market: A Clear Slowdown
Multifamily is where we saw the biggest change during the first half of 2026.
Only 12 multifamily properties sold, compared with 24 during the first half of 2025—a 50% decline. The reported average sale price dropped from $1.327 million to $958,917, or 27.74%. Pending sales were also down 37.5%, while new listings declined 30%.
I would put some context around that price decline. The average sale price fell sharply, but sale price per square foot actually increased 2%, from $343.54 to $350.53. With only 12 sales this year, the mix and size of properties sold can have a major effect on the average price.
So I would not interpret the 28% decline as meaning every Chelsea multifamily property lost 28% of its value.
What is more meaningful is the combination of fewer sales, fewer pending properties and more negotiating room. Multifamily properties sold for 97.22% of their original asking price, compared with 99.80% last year. Months of inventory also increased from 4.64 to 5.25 months.
The page 6 charts reinforce the same point: listing, pending and sales activity all declined, even though properties that did receive offers reached that point faster than last year.
My read: There are still buyers for Chelsea multifamilies, but investors and owner-occupants are being more careful with the numbers. Rent, condition, financing and the amount of work a property needs are going to have a bigger impact on value.
What Does the Chelsea Housing Market Mean for Sellers?
The Chelsea MA housing market in 2026 is not moving in one direction.
Single-family homes remain scarce and prices are holding up well. Condo owners are dealing with considerably more competition. Multifamily owners are seeing a slower market where buyers have more room to negotiate.
That distinction matters if you are trying to figure out what your Chelsea property is worth or how quickly it could sell.
It also matters when deciding how to sell.
A renovated property that qualifies for conventional financing may make sense to expose to the full market. A property that needs substantial repairs, has tenants, was inherited through probate, or needs to be sold quickly is a different situation. In those cases, the highest theoretical retail price is not always the same as the best net outcome for the owner.
