The first half of 2026 shows a Malden real estate market that is still active, but much more balanced depending on the type of property. Single-family homes and condos are taking longer to sell, while Malden’s multifamily market has been considerably stronger, with more sales and pending activity.

The biggest mistake right now is looking at one headline number and assuming it applies to every property in Malden. It doesn’t. Here is what the numbers through June 30, 2026 actually show.

Malden Single-Family Homes: Prices Stable, Buyers Taking More Time

The Malden single-family market softened during the first half of 2026, but prices held up surprisingly well.

There were 54 closed sales, down from 66 during the same period last year, an 18% decline. Pending sales were also down 15%. At the same time, the average sale price was essentially unchanged at $742,390, compared with $742,103 last year. Price per square foot actually increased 2.4% to $459.43.

Where we really see the market changing is in how long it takes to get a deal.

Average days on market increased from 20 to 37 days, while average days to an offer went from 13 to 29 days. Inventory also increased 50%, from 14 homes to 21, and months of supply rose from 1.18 to 1.70 months.

Homes still sold above asking price on average, at 102.69% of the final list price. But that was down from 105.13% last year.

My read: Malden single-family values are holding, but buyers have more time and more leverage. A good house priced correctly can still sell very well. An overpriced property is more likely to sit and eventually need an adjustment.

Malden Condos: More Inventory and Longer Marketing Times

The condo numbers show an even clearer shift.

Closed sales fell from 56 to 39, a 30% decline. Average days on market increased from 29 to 53 days, and it took an average of 42 days to receive an offer compared with only 19 days last year.

At the same time, the average condo sale price increased 3.9% to $465,311. But price per square foot declined nearly 11%, which is an important reminder that average sale price alone doesn’t tell the entire story.

The bigger number for me is inventory. Malden had 17 condos for sale at the end of June compared with only six a year earlier. Months of inventory increased from 0.77 to 2.49 months.

The chart on page 5 makes the trend particularly clear: sales and pending transactions declined while price changes increased substantially over the trailing 12 months.

My read: Condo sellers still have a market, but buyers have more choices. Condition, condo fees, location within Malden and pricing are going to matter more. This is not the market to automatically price above the last comparable sale and assume the buyer will catch up.

Malden Multifamily Homes: Strong Activity, But More Supply Is Coming

Multifamily is the strongest part of the Malden housing market in 2026.

There were 45 multifamily sales through June, compared with 29 last year—a 55% increase. Pending sales jumped 70%, from 30 to 51. Average sale price increased 5% to $1,029,711.

Marketing time also remained stable. Average days on market stayed at 36 days, while days to an offer improved slightly from 27 to 26.

Those are strong numbers.

But there is another side to the story.

New multifamily listings increased 73%, from 41 to 71. Active inventory tripled from eight properties to 24, and months of supply increased from 1.26 to 3.03 months. Price changes also increased substantially.

You can see that change clearly in the page 6 charts: sales and pending activity are up, but the increase in new listings is even more pronounced.

My read: Demand for Malden multifamilies is strong, especially from investors and owner-occupants, but sellers shouldn’t assume that means unlimited pricing power. Buyers now have more properties to compare, and the numbers still need to make sense.

What Is Happening in the Malden Real Estate Market?

Put everything together and the Malden MA real estate market in Q2 2026 is becoming more balanced.

Single-family prices are holding, but sales are down and homes are taking longer to sell. Condos are seeing a meaningful increase in inventory and longer marketing times. Multifamily activity is much stronger, but inventory is building there too.

That does not mean Malden has suddenly become a buyer’s market across the board.

It means pricing and property type matter more than they did when almost everything was selling immediately.

For sellers, that distinction is important. A renovated single-family home, an older two-family with tenants and a condo that needs updating should not be approached with the same pricing or marketing strategy.
